Terms of Service

These Terms of Service govern your access to and use of Lodger Labs, including our website, products, AI tools, dispute support workflows, integrations, payment-related features, and any related services we provide.
These Terms are between you and We Live Life LLC d/b/a Lodger Labs ("Lodger Labs," "we," "us," or "our").
By accessing or using Lodger Labs, creating an account, joining the waitlist, submitting a case, connecting an integration, or using any part of the service, you agree to these Terms.
If you do not agree, do not use Lodger Labs.
1. What Lodger Labs Does
Lodger Labs builds tools for short-term rental hosts and operators.
Today, our product focuses on helping hosts understand, prepare, and respond to disputes, claims, platform decisions, and related operational issues. This may include AI-generated assessments, drafts, summaries, strategy suggestions, workflow support, or other materials based on information you provide.
Over time, Lodger Labs may add additional tools, including integrations, payments, cleaner payouts, benchmarking, direct booking tools, property analysis, messaging, automation, and other host operations features.
Lodger Labs is not currently a property management system, marketplace, law firm, payments institution, bank, insurer, broker, tax advisor, or financial advisor.
2. Not Legal Advice, No Professional Advice, No Attorney-Client Relationship
Lodger Labs is not a law firm. We do not provide legal advice, and using Lodger Labs does not create an attorney-client relationship.
Any content, assessment, draft, recommendation, explanation, or output generated by Lodger Labs is for informational and operational support only. It may be incomplete, inaccurate, outdated, or inappropriate for your situation.
You are solely responsible for reviewing, editing, verifying, and deciding whether to use anything generated by Lodger Labs.
You should consult a qualified lawyer, accountant, tax advisor, insurance professional, or other professional before relying on any output for legal, financial, tax, regulatory, insurance, safety, or business decisions.
3. No Outcome Guarantee
Lodger Labs does not guarantee any result.
We do not guarantee that you will win a dispute, recover money, avoid a chargeback, prevent a cancellation, reverse a platform decision, receive a payout, improve occupancy, increase revenue, reduce costs, avoid bad reviews, comply with all laws, or achieve any specific business outcome.
You understand that short-term rental platforms, guests, payment processors, banks, cleaners, owners, vendors, regulators, and other third parties make their own decisions. Lodger Labs does not control those decisions.
4. Human Review Required
Lodger Labs uses AI and automation. AI can make mistakes.
You must review all outputs before using them. This includes drafts, messages, claims, evidence summaries, suggested responses, payout instructions, operational recommendations, benchmarking, pricing suggestions, and any other generated content.
You are responsible for checking facts, tone, accuracy, legality, policy compliance, completeness, and appropriateness before sending, submitting, publishing, paying, or acting on anything.
You must not rely on Lodger Labs as a substitute for human judgment.
5. Eligibility and Accounts
You may use Lodger Labs only if you are legally able to agree to these Terms.
You are responsible for all activity under your account. You must keep your login credentials secure and notify us immediately if you believe your account has been compromised.
We may approve, deny, limit, suspend, or terminate access to Lodger Labs at any time, including during beta, free, waitlist, or limited-release periods.
6. Beta, Free, and Experimental Features
Lodger Labs may be offered for free, in beta, by invitation, or on a limited basis.
Beta and experimental features may be incomplete, unreliable, changed, restricted, or discontinued at any time. We may add, remove, limit, or modify features without notice.
Free access does not create any obligation for us to maintain the service, provide support, preserve data, continue access, or make any feature generally available.
7. Your Content and Case Materials
You may submit information to Lodger Labs, including case descriptions, facts, messages, screenshots, documents, platform policy text, claim details, reservation information, payout details, cleaner information, integration data, and other materials.
You represent and warrant that you have all rights and permissions needed to submit that information to Lodger Labs and allow us to process it.
You retain ownership of your content. However, to the maximum extent permitted by law, you grant Lodger Labs a worldwide, perpetual, irrevocable, transferable, sublicensable, non-exclusive, royalty-free, fully paid-up license to host, access, store, copy, process, transmit, analyze, display, transform, summarize, aggregate, de-identify, derive insights from, create derivative works from, commercialize, monetize, and otherwise use your content and data for any lawful business purpose, including providing, maintaining, securing, improving, training, developing, marketing, and monetizing Lodger Labs or related products and services.
This license continues even if you stop using Lodger Labs or delete your account, except where applicable law requires otherwise. Nothing in these Terms limits any rights you may have under applicable privacy, data protection, consumer protection, or other mandatory laws.
You are responsible for your content. Do not submit information you are not allowed to share.
8. Sensitive Information
You should avoid submitting unnecessary sensitive information, including government IDs, full payment card numbers, bank credentials, health information, children's information, passwords, or highly sensitive guest data.
If a feature requires specific payment, bank, tax, identity, or other sensitive information, you must provide it only through the approved workflow or third-party provider we designate.
We are not responsible for sensitive information you submit unnecessarily or outside the intended workflow.
9. Integrations and Third-Party Accounts
Lodger Labs may allow you to connect third-party accounts or services, including short-term rental platforms, PMS tools, calendars, messaging tools, payment processors, banks, accounting tools, smart devices, email providers, document storage, or other software.
By connecting an integration, you authorize Lodger Labs and our service providers to access, receive, use, store, process, and transmit data from that integration as needed to provide the service.
You represent that you have the right to connect the account and share the data.
Third-party services are not controlled by Lodger Labs. We are not responsible for their actions, downtime, errors, security, data practices, policy changes, fees, restrictions, or decisions.
You are responsible for complying with the terms and policies of any third-party service you connect.
We may suspend or disable integrations at any time.
10. Payments, Payouts, and Money Movement
Lodger Labs may offer payment-related features, including payment tracking, payment initiation, cleaner payouts, vendor payouts, owner payments, reconciliation, payment instructions, or connections to payment processors and financial service providers.
Payment-related features may be provided by third-party processors, banks, payment networks, financial institutions, or other providers. Lodger Labs is not a bank, payment processor, money transmitter, escrow agent, insurer, fiduciary, or financial institution unless expressly stated otherwise in writing.
If you use payment-related features, you authorize Lodger Labs and our providers to process the information and instructions you submit, connect to relevant accounts, transmit payment instructions, and facilitate payments or payouts according to your directions.
You are solely responsible for:
- the accuracy of recipient information;
- the accuracy of amounts, timing, and payment instructions;
- confirming that recipients are entitled to be paid;
- taxes, reporting, withholding, invoices, receipts, and accounting;
- resolving disputes with cleaners, vendors, owners, guests, platforms, or other recipients;
- maintaining sufficient funds;
- complying with applicable laws and third-party terms.
We may delay, block, reverse, cancel, or refuse payment-related activity if we believe it may be unauthorized, unlawful, mistaken, risky, fraudulent, unsupported, or in violation of these Terms or a provider's rules.
We are not responsible for failed, delayed, misdirected, reversed, disputed, or blocked payments except to the limited extent required by law.
11. Fees
Some features may be free. Others may require payment now or in the future.
If we introduce paid features, subscriptions, transaction fees, platform fees, payment processing fees, onboarding fees, or other charges, we will disclose applicable pricing before charging you.
Fees are non-refundable unless we expressly say otherwise or unless required by law.
You are responsible for taxes, duties, and other government charges related to your use of Lodger Labs.
12. Acceptable Use
You may not use Lodger Labs to:
- violate any law, regulation, contract, platform policy, or third-party right;
- submit false, misleading, fraudulent, or fabricated information;
- generate or submit fraudulent claims, fake evidence, fake reviews, fake disputes, or false payment instructions;
- harass, threaten, intimidate, defame, or abuse guests, hosts, cleaners, vendors, platform staff, or others;
- discriminate unlawfully or encourage unlawful discrimination;
- evade platform rules, bans, sanctions, fraud controls, or payment restrictions;
- collect, scrape, or process data without authorization;
- upload malware, exploit vulnerabilities, overload systems, or interfere with the service;
- reverse engineer, copy, resell, sublicense, or commercially exploit Lodger Labs without permission;
- use Lodger Labs to train competing AI systems or build a competing product;
- submit confidential, personal, financial, or sensitive data that you are not authorized to share;
- impersonate another person or misrepresent your authority;
- use outputs without reviewing them;
- use Lodger Labs for any high-risk, unlawful, or abusive purpose.
We may investigate suspected violations and take any action we consider appropriate, including removing content, restricting features, suspending accounts, terminating accounts, preserving evidence, or reporting activity to third parties or authorities.
13. Platform and Policy Compliance
Short-term rental platforms and other third-party services may have their own rules, procedures, deadlines, evidence standards, payout policies, and appeal processes.
Lodger Labs may help you understand or organize information, but you are responsible for checking and complying with applicable platform rules.
We do not guarantee that any platform will accept, review, prioritize, respond to, or agree with anything you submit.
14. Intellectual Property
Lodger Labs and its software, design, workflows, models, prompts, interfaces, branding, trade names, logos, text, templates, systems, and other materials are owned by Lodger Labs or its licensors.
Except for the limited right to use the service under these Terms, we do not grant you any ownership rights.
You may not copy, modify, distribute, sell, lease, host, sublicense, reverse engineer, or create derivative works from Lodger Labs unless we give you written permission.
15. Feedback
If you send us ideas, suggestions, requests, bug reports, feature proposals, or other feedback, you grant Lodger Labs the right to use it without restriction or compensation.
We may use feedback to improve, modify, market, or build Lodger Labs.
16. Privacy
Our Privacy Policy explains how we collect and use personal information. By using Lodger Labs, you agree that we may process information as described in the Privacy Policy and these Terms.
If there is a conflict between these Terms and the Privacy Policy, these Terms control for service usage, liability, payments, acceptable use, and account rights, while the Privacy Policy controls the handling of personal information.
17. Security
We take reasonable steps to protect the service, but no system is perfectly secure.
You are responsible for securing your account, devices, passwords, connected accounts, payment credentials, and access permissions.
You must notify us immediately if you believe your account, integration, payment method, or connected service has been compromised.
18. Service Changes, Suspension, and Termination
We may change, limit, suspend, or discontinue any part of Lodger Labs at any time.
We may suspend or terminate your account, access, integrations, payment features, or any service feature at any time, with or without notice, for any reason, including if we believe:
- you violated these Terms;
- your use creates legal, financial, security, operational, reputational, or platform risk;
- your account may be compromised;
- your activity may be fraudulent, abusive, or unlawful;
- a third-party provider requires it;
- we stop offering a feature or service;
- you fail to pay amounts owed;
- continuing to provide access is not commercially or operationally reasonable.
You may stop using Lodger Labs at any time.
Termination does not limit any rights or remedies available to Lodger Labs.
19. Disclaimers
Lodger Labs is provided "as is" and "as available."
To the maximum extent permitted by law, we disclaim all warranties, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, reliability, security, and error-free operation.
We do not warrant that Lodger Labs will be uninterrupted, accurate, secure, timely, complete, compliant with any platform policy, or suitable for your specific use case.
You use Lodger Labs at your own risk.
20. Limitation of Liability
To the maximum extent permitted by law, We Live Life LLC d/b/a Lodger Labs and its owners, officers, directors, employees, contractors, affiliates, service providers, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, punitive, or enhanced damages, including lost profits, lost revenue, lost bookings, lost payouts, lost data, business interruption, reputational harm, platform penalties, account suspension, guest disputes, cleaner disputes, owner disputes, payment failures, chargebacks, or loss of goodwill.
To the maximum extent permitted by law, Lodger Labs' total liability for all claims arising out of or relating to the service or these Terms will not exceed the amount you paid directly to Lodger Labs for the service in the three months before the event giving rise to the claim.
If you paid nothing to Lodger Labs during that period, Lodger Labs' total liability will be zero.
Some jurisdictions do not allow certain liability limitations, so some of the above may not apply to you. In that case, our liability is limited to the maximum extent permitted by law.
21. Indemnity
You agree to defend, indemnify, and hold harmless We Live Life LLC d/b/a Lodger Labs and its owners, officers, directors, employees, contractors, affiliates, service providers, and agents from and against any claims, liabilities, damages, losses, costs, and expenses, including reasonable legal fees, arising out of or relating to:
- your use of Lodger Labs;
- your content or case materials;
- your connected accounts or integrations;
- your payment instructions or payout activity;
- your communications with guests, platforms, cleaners, owners, vendors, or third parties;
- your violation of these Terms;
- your violation of law or third-party rights;
- your fraud, negligence, misconduct, or misuse of the service;
- any dispute between you and a guest, host, platform, cleaner, owner, vendor, recipient, payment provider, or other third party.
22. Third-Party Services and AI Providers
Lodger Labs relies on third-party infrastructure, software, APIs, AI providers, hosting providers, authentication providers, analytics providers, databases, payment providers, and other vendors.
We are not responsible for third-party services, including their availability, accuracy, security, decisions, rules, fees, or data practices.
AI providers and other vendors may process information you submit as needed to provide the service.
23. Export, Sanctions, and Restricted Use
You may not use Lodger Labs if you are prohibited from doing so under applicable sanctions, export control, anti-money laundering, counter-terrorism, or other laws.
You may not use Lodger Labs for unlawful, sanctioned, restricted, or high-risk activity.
24. Governing Law
These Terms are governed by the laws of the Republic of the Philippines, without regard to conflict-of-law principles.
You agree that any dispute arising out of or relating to these Terms or Lodger Labs will be handled by courts or tribunals with competent jurisdiction in the Philippines, unless applicable law requires otherwise.
25. Changes to These Terms
We may update these Terms from time to time.
If we make changes that materially affect your rights or obligations, we may notify you by email, in-product notice, or by updating the date above.
Your continued use of Lodger Labs after changes take effect means you accept the updated Terms.
